We begin with a private, no-obligation conversation to understand your goals, lifestyle, timeline, budget, preferred neighborhoods, and must-haves. Together we turn those priorities into a clear search plan that feels right for you.

Before touring, we talk through loan types, rates, and what lenders look at. A pre-approval letter tells sellers you are serious and tells you exactly what you can act on.

I set up a live MLS search around your criteria so new inventory reaches you the day it lists, and we refine the filters as your taste sharpens.

We tour in focused groups rather than marathons. After each home I give you an honest read on condition, layout, and what it would take to make it right.

Before writing, I pull recent comparable sales, days on market, and current competition for that specific street, so your number is grounded in evidence.

Price is one term among many. We shape option period, financing terms, closing date, and concessions into an offer that is strong for you and attractive to the seller.

Once terms are agreed, I confirm every signature and date, and open the file with title.

Earnest money and the option fee are delivered on time, and your option period is calendared to the day so no right is lost.

A licensed inspector evaluates structure, roof, plumbing, electrical, HVAC, and visible safety concerns. I attend where I can and walk the report with you afterwards.

We separate what matters from what does not, then negotiate repairs, credits, or price within the option period.

The lender orders an appraisal. If it comes in low, we have a plan ready: renegotiate, bring the difference, or dispute with better comparables.

I stay in weekly contact with your lender so document requests are answered quickly and the file keeps moving toward clear-to-close.

Title runs the commitment and survey. I review both for easements, encroachments, and anything that could affect your use of the property.

The day before closing we confirm the home is in the agreed condition and that negotiated repairs were completed properly.

You sign at the title company, funding follows, and the keys are yours.

Homestead exemption, trusted contractors, and a valuation whenever you want one. The relationship does not end at the closing table.
